Here at Kingfisher Barn, we have a number of accessible accommodation options for you to choose from. With accessibility features ranging from simply having step free access to ceiling hoist tracking, let us know your individual needs and we’ll help you decide which accommodation will best suit you. When redesigning our properties, we kept accessibility at the forefront of our plans, because everyone deserves to get away for a holiday, enjoy a change of scenery and experience what our gorgeous county has to offer.
Let’s start at step free access
All but two of our properties offer step free access, that’s from the front door into the property AND to at least one bedroom and one bathroom inside. You can also get from the carpark to reception, around our courtyard garden, to our cottages and to our lodges, without having to worry about conquering any steps. So, whether you’re a wheelchair user or just a little unsteady on your feet (or somewhere in between), we’ve got accommodation options for you to choose from. Here’s a little more detail on each property to help you make that choice…
Our Bed and Breakfast rooms
All 10 of our rooms are at ground level with their front doors opening to the gorgeous courtyard garden. Each room has its own ensuite, 2 have showers over baths and 7 rooms have shower cubicles with just a small step in, so better suited to those with limited mobility. The most accessible bed and breakfast room has a wet room bathroom which features a roll in shower with grab rails, a lowered sink and grab rails around the loo. For guests that may find it useful, we have a shower chair which we can pop in there too. This is one of our twin rooms which we find to be the most flexible setup, whether travelling with a carer, friend or partner there is plenty of space for two guests.
Breakfast comes included when you book to stay in our bed and breakfast rooms. To access the breakfast cabin there is a ramp and a slight lip at the door threshold, but nothing previous guests couldn’t conquer with their wheelchairs. If you didn’t fancy trying to get over it, our gorgeous garden is a wonderful setting to enjoy your breakfast or if you would prefer, you could have it in your room.
Accessible self catering properties? Yes, we have those too!
Starting small with our quaint little Hazel cottage
The smallest of our accessible options and the middle of our three terraced cottages, Hazel cottage is cute and quaint but certainly has everything you need for a relaxing countryside holiday. Hazel cottage accommodates three guests and consists of an open living area, a wet room bathroom and two bedrooms, all at ground level.
The main bedroom is incredibly spacious and can sleep two guests, either in two single beds or one king size bed. With either bed configuration there is plenty of surrounding space to move around freely. Previously, we have had guests hire a profiling bed for this room and we have taken one of the single beds out for them.
Although the second bedroom is smaller with just one single bed, it still feels bright and spacious.
If you’re travelling with little ones, elderly relatives or anyone a little less mobile, you don’t need me to tell you how helpful it is having a ground floor bathroom. Even better, in our Hazel cottage it is a wet room so no steps up, slippery shower trays or baths to struggle in and out of. And if it’s helpful, we can poop a shower chair in here too. With parking directly outside the back door and a patio to the front Hazel cottage really does tick all the convenience boxes!
Something more spacious you say? Maybe Stable cottage is more your cup of tea
Still all at ground level, Stable cottage has two bedrooms, two bathrooms, a spacious living room and a separate kitchen, sounds good right? The sloped entrance leads you straight in to the living room, with two large sofas and a dining table off to the side, this is a great space for socialising.
The bedrooms and bathrooms are down a corridor to the left of the living room, this corridor is wide enough for most wheel chairs (we haven’t had a problem yet!) but of course if you are unsure, we can share the measurements. First you will come across the twin bedroom and then the family bathroom. The family bathroom is roomy, with a grab rail between the loo and sink and ceiling tracking for the use of a hoist.
At the end of the corridor, you will find the main bedroom, which also has ceiling tracking for the use of a hoist. Guests are welcome to bring their own hoist or we can arrange the hire of one on behalf of the guest. Like in Hazel cottage, the main bedroom can either have two single beds or one king size, with plenty of space to move around the room. It also has an ensuite shower room, for which we can supply a shower chair, and the loo in here also has grab rails.
If biggest means best, you could say we’ve saved the best ‘til last, our lovely lodges!
You’ve already had a peek at the living room in Kyte lodge at the top of this page, and yes, isn’t it bloomin’ lovely! So much space for everyone, beautiful high beamed ceilings and large windows, with bold patterns and bright colours that complement the original wood and stone features of the traditional barn building.
Each lodge can sleep up to 8 people across 4 bedrooms, all of which can be arranged as two single beds or one king size bed. Both lodges have a large living area, open kitchen and 3 bathrooms across 2 floors, so there’s plenty of room to relax.

In both lodges, the downstairs bedrooms and bathrooms have ceiling hoist tracking and of course, like the other properties, we can provide a shower chair for the wet rooms. There are also grab rails by the loos. The large bedrooms mean there’s plenty of space if you needed to hire a profiling bed or any other specialist equipment for your stay.
The spacious nature of the lodges, really benefits those with additional accessibility needs, while also creating a wonderful atmosphere for everyone to unwind and relax in our serene country surroundings.
Some helpful little tips for your stay
– We made a point about step free access across our site, but it’s got to be said, being an old converted farm, the surfaces aren’t always completely flat. You might come across the odd uneven surface or a paving slab that’s become slightly higgidly-piggidly.
– Talking of surfaces, the lane to get to us, or to town depending on which direction you’re going, is flat tarmac all the way down (with just a couple of avoidable potholes at either end!). Once at the town end of the lane you will then join the main road so you can expect normal paving from there on. It is about 10 minutes in to town so very doable, but if needed there is Rye Farm Carpark at the bottom of the lane.
– Once you’re in town, there’s a number of cafes to choose from, both independent and chains you’ll recognise. When the weathers nice, the café’s around the market square offer outdoor seating which is a great spot to watch the world go by.
– On your way in to town, just over the bridge and to the left, there is the riverside café. Another great spot that have ramped access and accessible toilets.
– There are plenty of gorgeous outdoor spots to enjoy; St Ethelwoods open garden, the Abbey gardens and Albert park to name just a few!
– Dinner spots that have wheel chair accessible entrances include The Brewery Tap, Limoncello, Ask Italian, The Broad Face, The Nags Head and The Crown & Thistle. You’ll find contact details for these in the information packs in our accommodation if you wanted to ring ahead.
